Brief to Lathika Nair Design

Lathika Nair Design was engaged to create a functional and aesthetically pleasing bathroom for a rental property. The client required a cost-effective design while managing the trades independently. A leaking shower was brought to the attention of the agent and further investigation revealed the absence of waterproofing, necessitating a full renovation. The design needed to be practical, budget-conscious, and enhance the property’s rental appeal.

The existing plumbing positions were retained to keep costs minimal, with only the vanity and shower swapped—an adjustment that required minimal additional expense. A warm-toned mood board was finalised, ensuring a cohesive and inviting aesthetic. The existing cornice was removed to create a sense of height and a more modern look, and tiles were extended to full height.

The result: a beautifully refreshed bathroom that not only meets the client’s functional needs but also enhances the property’s rental value, making it more attractive to potential tenants.
